The changes, according to Mayor Mollie Cardamone:

A TRIPLING of the maximum residential density in all downtown districts

  • INCREASING downtown core and Bayfront from 50 units per acre to 150 units per acre, in shopping centers from 25 to 75 units, and in the North Trail Corridor, from 35 to 105 units per acre. 

  • Allowing for administrative approval by staff instead of public hearings and voting by the City Commission and Planning Board for developments receiving the increase.

  • The compatibility with existing residents regulation eliminated.

  • All of this is provided merely if a developer includes ANY "attainable housing" on the site, defined as affordable to a household earning up to 120% area median income. Compare that to the Miami Model of 25% of the housing going to those whose earnings are 60/80/100% Area Median Income, in those proportions.
